The Pump House

Alterations & Extension, Farm House & Barn

Craven Arms, Shropshire
A client with this our second dwelling project for them.

Commissioned from writing the brief, to design, to completion and occupation.

The site comprises the original farm house, large attached barn, other barns, large courtyard, extensive gardens including remnants of an orchard and fields.

The house and barn are in effect 2 storeys, however, the floor to ceiling heights in the house are low by today’s standards.  The farm house has had a single storey extension on one side, a porch to the opposite side and a two storey (two room) extension on the gable.

In anticipation of the client moving to this property both the house and barn to undergo substantial alteration, conversion and extension to create a family dwelling.

The works to demolish the single storey extension and the porch extension.

To alter the existing house at both floor levels to create a new entrance with vestibule leading into a dining hall which retains the original feature stone fireplace.  The dining hall to be semi open plan with a reconfigured sitting room to the now dual fronted stone fireplace.

Dining hall opening into large garden room including sitting areas and kitchen.

The barn to be converted to include 2 bedrooms with ensuite, separate entrance hallway and stairwell, bathroom and open plan first floor sitting room.

The barn with connecting doors to the house at both levels.

From upper floor accommodation both in the barn and the main house there is access to two private roof terraces.

A new driveway created to make a safer entry to and from the single track public road.  That driveway also retaining access to the fields behind.

Domestic water taken from a privately owned and pumped well.

Features:  to include large areas of glazing; underfloor heating throughout using ground source heating; many original features such as exposed timber structure to be retained.
