Original developer was a repeat client. When the developer went into liquidation an investor assumed the client and building owner role.
Our commission to develop the project brief, to detail design, to completion ready for occupation.
This development site and therefore the development opportunity became available when we advised our client that their proposed development of an adjacent building could be achieved in part of the site thereby releasing this area of the site for another building – this building.
Given the roadside presence and the ready access of this site from the public road the site was suited to a commercial use reliant on trade and public access.
The building designed as a large clear span portal – flooring loads and heights to eaves meeting normal institutional standards. The frontage provided with a series of roller shutter doors enabling a sub division of the building into a variety of different occupiers / uses depending upon market demand.
In due course the building was then subdivided for multiple uses as seen.
