Previously the developer with other consultants had been refused planning permission for residential development over the entire site. Given the Reporter’s reasons for refusal of the Appeal we proposed a mixed use redevelopment to include this Dental Surgery, a block of Apartments and a Care Home. After our detailed discussions with the Local Authority and the immediate community planning permission was granted without incident.
Commissioned from writing the brief, to detailed design, to obtaining statutory approvals to redevelop the entire former industrial site.
This being three storeys comprising 60 no. single bedrooms and each having an ensuite.
The dining rooms and sitting rooms being arranged to give attractive views out over the landscaped Water of Leith, and the public footpath.
Features: to achieve the cleared site an old industrial mill building was demolished. The original axle for the mill wheel was salvaged from the mill at demolition. The mill wheel axle to be used as a landscape feature in the new project. Also the line of the original lade to the mill wheel to be marked in the new landscape design.
The Care Home to incorporate private and secure garden grounds to supplement the shared landscaped areas. That shared landscaped area to also include the existing wooded area and a proposed “wild life corridor”.
